They are not quite sure where to start. This is the only house their children have known and they have a lot of memories there. How To Price Your Home To Sell
Once upon a time, there were two very similar homes that went on the market, with two very different Sellers. The Johnsons knew to keep it simple for buyers. They were flexible on showings, staged to sell, and accommodating for the buyers. On the other hand, the Millers wanted plenty of notice when showing their home, left the pets in the house, left all the curtains closed and they insisted on a move-in date that made sense for them.
The Johnsons priced their home based what other homes were selling for and what buyers were willing to pay. The Millers priced their home based on what they owed and had invested in it. They really wanted to recoup the cost of the home improvements and they were sure other people would share their tastes and pay more for their house.
Since the Johnson’s home was priced right and they were flexible with their terms they had a good contract right away. Unfortunately, the Millers did not. Their home did have some showings, when they could be arranged, but the comments were often that the home was priced too high.
Studies show that the longer a house stays on the market, the lower the final sales price. he Millers had to drop the price on their home – Twice! They eventually sold their home for less than the Johnsons and it was a few months later.
If your goal is to find a price that the market will bear, but you won’t leave money on the table, be like the Johnsons.
Secrets To Win In Real Estate
Buying and selling a home can be a very exciting AND a very stressful experience.
The key to a successful transaction is often about the MINDSET of the people involved. Let’s take a look at the traits of two different clients who both wanted to sell their house and buy a new one.
First, let’s meet Hannah. Hannah is decisive, open minded, and thoughtful. She trusted her real estate agent’s recommendations and loved learning about staging.
Next, let’s meet Henry. He likes to be in control, moves at his own pace, and he is…well…blunt. Henry thought the staging suggestions were ridiculous. Hannah, with a great sense of humor, was engaged, listened to what the professionals had to say and took action quickly. She believed in win-win deals!
Henry felt like he knew what was best and worked on his timeline. Henry believed every negotiation was a win-lose deal. He said, “they can take it or leave it” – It was HIS home after all. Finally, Hannah was prepared, accommodating and considerate of other people’s time.
Henry expected to find the “perfect” house, at the lowest price and didn’t mind wasting anyone’s time. Hannah’s home sold quickly and she is happy in her new home. Henry is STILL trying to sell his house. With a stubborn grump he says “everyone else is wrong”.
If you want to be the Smart, Successful Buyer or Seller, be like Hannah!
